London’s Ground Conditions – Why Local Knowledge Matters
London’s geological diversity means ground conditions can change dramatically within a single street.
Clay, sand, gravel and made ground all require different approaches, and getting it wrong at foundation
stage causes expensive problems later.
- London Clay – firm and consistent but moisture-sensitive; CFA piling works very well here.
- Bagshot Sands – lighter soil to the south-west; often requires rotary bored piling to reach a stable layer.
- River Terrace Gravels – near the Thames; good bearing capacity but groundwater management is important.
- Made Ground – common on redeveloped or infill sites; unpredictable, so we design piles to carry the load to consistent strata.
