
London’s ground isn’t uniform. Within a single street, you can go from stiff London clay to loose gravel to made ground from a demolished building that’s been there since the 1800s. That variability is one of the main reasons mini piling is so commonly specified on London residential and commercial projects – it gives engineers a reliable way to get past whatever’s near the surface and found the structure on something solid.
Here’s how the main soil types in London affect foundation design, and why mini piling handles them well.
London Clay
The dominant soil across most of South, West and Central London. Stiff, dense, and plastic – it behaves well under load when it’s dry, but it’s moisture-sensitive. London Clay shrinks significantly during dry summers and swells back in wet winters. Properties built on shallow foundations in clay areas often show seasonal cracking for exactly this reason.
Mini piles get below the zone of seasonal movement – typically 3–5 metres in most London locations – and bear on the stiffer clay below. That’s the fundamental reason mini piling is so widely used for extensions and new structures on clay sites: it removes the problem rather than trying to design around it.
Trees make this worse. A mature tree within 5–10 metres of a building extracts moisture from the clay over a wide radius, causing localised drying and shrinkage. If a tree is removed, the clay rehydrates and heaves. Mini piles placed below the depth of tree root influence deal with this directly. Made Ground
Common across older parts of London – particularly in areas that have been developed, cleared and redeveloped multiple times over the past 200 years. Made ground can contain rubble, ash, timber, old foundations and general fill material. It’s unpredictable in strength and compressibility, and you can’t design a reliable shallow foundation on it.
Mini piles go through it. The pile is designed to ignore the made ground entirely and bear on the competent material below – whether that’s London Clay, gravel or chalk. A ground investigation before pile design is essential on any site where made ground is suspected.
River Terrace Gravels
Found along the Thames corridor and in parts of East London. Loose and granular, more permeable than clay, and prone to movement if not properly managed. Boring in gravel requires care – the borehole walls can collapse without a casing or the right drilling fluid. CFA piling tends to work well here because the continuous drilling and simultaneous concreting reduces the risk of collapse.
Chalk
More common on the edges of London – parts of North and East London sit on chalk. It behaves very differently from clay: generally good bearing capacity, but soft chalk can dissolve in water over time and harder chalk can be difficult to drill through without the right equipment. Pile tip design matters more on chalk than on clay.
Why mini piling works well across all of these
The common thread across London’s soil types is variability – you often can’t be certain what’s there until you’re drilling. Mini piling handles this reasonably well because the method is flexible: pile depth can be adjusted on site as ground conditions are confirmed during installation, within the parameters set by the structural engineer.
The other practical reason mini piling dominates on London residential sites is access. The rigs we use fit through a standard side passage, work in rear gardens with limited headroom, and can operate inside buildings. That matters when you’re trying to work on a terraced house in Hackney or a mews property in Kensington.
